3905 Comparative Life Cycle Analysis of Selected Modular Timber Construction and Assembly Typologies

Authors: Benjamin Goldsmith, Felix Heisel

Abstract:

The building industry must reduce its emissions in order to meet 2030 neutrality targets, and modular and/or offsite construction is seen as an alternative to conventional construction methods which could help achieve this goal. Modular construction has previously been shown to be less wasteful and has a lower global warming potential (GWP). While many studies have been conducted investigating the life cycle impacts of modular and conventional construction, few studies have compared different types of modular assembly and construction in order to determine which offer the greatest environmental benefits over their whole life cycle. This study seeks to investigate three different modular construction types -infill frame, core, and podium- in order to determine environmental impacts such as GWP as well as circularity indicators. The study will focus on the emissions of the production, construction, and end-of-life phases. The circularity of the various approaches will be taken into consideration in order to acknowledge the potential benefits of the ability to reuse and/or reclaim materials, products, and assemblies. The study will conduct hypothetical case studies for the three different modular construction types, and in doing so, control the parameters of location, climate, program, and client. By looking in-depth at the GWP of the beginning and end phases of various simulated modular buildings, it will be possible to make suggestions on which type of construction has the lowest global warming potential.

3903 Eco-Design of Construction Industrial Park in China with Selection of Candidate Tenants

Authors: Yang Zhou, Kaijian Li, Guiwen Liu

Abstract:

Offsite construction is an innovative alternative to conventional site-based construction, with wide-ranging benefits. It requires building components, elements or modules were prefabricated and pre-assembly before installed into their final locations. To improve efficiency and achieve synergies, in recent years, construction companies were clustered into construction industrial parks (CIPs) in China. A CIP is a community of construction manufacturing and service businesses located together on a common property. Companies involved in industrial clusters can obtain environment and economic benefits by sharing resources and information in a given region. Therefore, the concept of industrial symbiosis (IS) can be applied to the traditional CIP to achieve sustainable industrial development or redevelopment through the implementation of eco-industrial parks (EIP). However, before designing a symbiosis network between companies in a CIP, candidate support tenants need to be selected to complement the existing construction companies. In this study, an access indicator system and a linear programming model are established to select candidate tenants in a CIP while satisfying the degree of connectivity among the enterprises in the CIP, minimizing the environmental impact, and maximizing the annualized profit of the CIP. The access indicator system comprises three primary indicators and fifteen secondary indicators, is proposed from the perspective of park-based level. The fifteen indicators are classified as three primary indicators including industrial symbiosis, environment performance and economic benefit, according to the three dimensions of sustainability (environment, economic and social dimensions) and the three R's of the environment (reduce, reuse and recycle). The linear programming model is a method to assess the satisfactoriness of all the indicators and to make an optimal multi-objective selection among candidate tenants. This method provides a practical tool for planners of a CIP in evaluating which among the candidate tenants would best complement existing anchor construction tenants. The reasonability and validity of the indicator system and the method is worth further study in the future.

3893 Differentiation of Customer Types by Stereotypical Characteristics for Modular and Conventional Construction Methods

Authors: Peter Schnell, Phillip Haag

Abstract:

In the course of the structural transformation of the construction industry, the integration of industrialization and digitization has led to the development of construction methods with an increased degree of prefabrication, such as system or modular construction. Compared to conventional construction, these innovative construction methods are characterized by modified structural and procedural properties and expand the range of construction services. Faced with the supply side, it is possible to identify construction-specific customer types with different characteristics and certain preferences as far as the choice of construction method is concerned. The basis for this finding was qualitative expert interviews. By evaluating the stereotypical customer needs, a corresponding segmentation of the demand side can be made along with the basic orientation and decision behavior. This demarcation supports the target- and needs-oriented customer approach and contributes to cooperative and successful project management.

A qualitative research approach was adopted for this study using open-ended interview questions to gather information from 30 key construction industry stakeholders, including contractors, subcontractors, consultants, and the construction project communities. Content and thematic analysis were used to analyse the data collected. The findings suggest that most participants do not fully understand the existence and operations of construction mafias in the construction industry. Construction mafias claim to be part of the local business forums. They disrupt construction projects and demand a certain amount, usually 30% of the construction value. Construction mafias frequently resort to intimidation and violence if their demands are unmet. Their operations have resulted in delayed completion of construction projects, abandonment of projects, and loss of income for the contractor and jobs for the construction workers. The interviews were limited to construction stakeholders. Because of the nature of the mafias’ operations, they could not be accessed for interviews for fear of being identified because of the connotation attached to their role as construction mafias. Construction project owners face disruptions of projects resulting in loss of equipment, materials, and income. Therefore, there is a need to sensitise the construction stakeholders in the construction industry regarding the existence and operations of the construction mafia and the implications on construction project performance and delivery. The findings will give insight into the operations of the construction mafias in the South African construction industry, which has caused disruptions in construction project sites. Stakeholders must find solutions to address the construction mafias’ disruptive actions on construction projects. The study presents an initial inquiry that will come up with how to manage and cope with the growing operations of construction mafias in the South African construction industry.
