5 Soft Cost Elements That Affect Developers’ Decision to Build Green

Abstract:
Despite all the hype about green building, many developers are still resistant to the idea of building green due to the common perception that green building construction is expensive. This contradicts with scholarly findings that identify only a marginal cost premium or none at all given that green design is considered during the design process and planning stage. Nevertheless, cost implications continue to become an issue when deciding to build green. The planning stage is of strategic importance as decisions made at this early stage would influence the project cost thereafter. Using analysis of existing literature, the paper identifies six elements of soft cost that are considered in the planning stage. The elements include consultants, green building consultant, certification, commissioning, market, and tax. Out of the six elements, commissioning represents the bulk of soft cost for buildings seeking green certification. The study concluded that, although hard cost may have a bigger impact on the project cost, but soft cost is the hidden cost which people tend to ignore. Poor consideration of soft cost during planning stage may lead to over-realistic expectations and ultimately, overlooked cost additions.

Abstract:
Sustainable energy usage has been recognized as one of the important measure to increase the competitiveness of the nation globally. Many strong emphases were given in the Ninth Malaysia Plan (RMK9) to improve energy efficient especially to government buildings. With this in view, a project to investigate the potential of energy saving in selected building in Universiti Tun Hussein Onn Malaysia (UTHM) was carried out. In this project, a case study involving electric energy consumption of the academic staff office building was conducted. The scope of the study include to identify energy consumption in a selected building, to study energy saving opportunities, to analyse cost investment in term of economic and to identify users attitude with respect to energy usage. The MS1525:2001, Malaysian Standard -Code of practice on energy efficiency and use of renewable energy for non-residential buildings was used as reference. Several energy efficient measures were considered and their merits and priority were compared. Improving human behavior can reduce energy consumption by 6% while technical measure can reduce energy consumption by 44%. Two economic analysis evaluation methods were applied; they are the payback period method and net present value method.Keywords: office building, energy, efficiency, economic analyses

Abstract:
Air conditioning is mainly to be used as human comfort medium. It has been use more often in country in which the daily temperatures are high. In scientific, air conditioning is defined as a process of controlling the moisture, cooling, heating and cleaning air. Without proper estimation of cooling load, big amount of waste energy been used because of unsuitable of air conditioning system are not considering to overcoming heat gains from surrounding. This is due to the size of the room is too big and the air conditioning has to use more energy to cool the room and the air conditioning is too small for the room. The studies are basically to develop a program to calculate cooling load. Through this study it is easy to calculate cooling load estimation. Furthermore it-s help to compare the cooling load estimation by hourly and yearly. Base on the last study that been done, the developed software are not user-friendly. For individual without proper knowledge of calculating cooling load estimation might be problem. Easy excess and user-friendly should be the main objective to design something. This program will allow cooling load able be estimate by any users rather than estimation by using rule of thumb. Several of limitation of case study is judged to sure it-s meeting to Malaysia building specification. Finally validation is done by comparison manual calculation and by developed program.Keywords: Building, Energy and Coaling Load

Abstract:
Ethanol has been known for a long time, being perhaps the oldest product obtained through traditional biotechnology fermentation. Agriculture waste as substrate in fermentation is vastly discussed as alternative to replace edible food and utilization of organic material. Pineapple peel, highly potential source as substrate is a by-product of the pineapple processing industry. Bio-ethanol from pineapple (Ananas comosus) peel extract was carried out by controlling fermentation without any treatment. Saccharomyces ellipsoides was used as inoculum in this fermentation process as it is naturally found at the pineapple skin. In this study, the capability of Response Surface Methodology (RSM) for optimization of ethanol production from pineapple peel extract using Saccharomyces ellipsoideus in batch fermentation process was investigated. Effect of five test variables in a defined range of inoculum concentration 6- 14% (v/v), pH (4.0-6.0), sugar concentration (14-22°Brix), temperature (24-32°C) and time of incubation (30-54 hrs) on the ethanol production were evaluated. Data obtained from experiment were analyzed with RSM of MINITAB Software (Version 15) whereby optimum ethanol concentration of 8.637% (v/v) was determined. The optimum condition of 14% (v/v) inoculum concentration, pH 6, 22°Brix, 26°C and 30hours of incubation. The significant regression equation or model at the 5% level with correlation value of 99.96% was also obtained.Keywords: Bio-ethanol, pineapple peel extract, Response Surface Methodology (RSM), Saccharomyces ellipsoideus.

Abstract:
Fibrin degradation is an important part in prevention or treatment of intravascular thrombosis and cardiovascular diseases. Plasmin like fibrinolytic enzymes has given new hope to patient with cardiovascular diseases by treating fibrin aggregation related diseases with traditional plasminogen activator which have many side effects. Various researches involving wide range of sources for production of fibrinolytic proteases, from bacteria, fungi, insects and fermented foods. But few have looked into endophytic fungi as a potential source. Sixteen (16) endophytic fungi were isolated from Hibiscus sp. leaves from six different locations in Shah Alam, Selangor. Only two endophytic fungi, FH3 and S13 showed positive fibrinolytic protease activities. FH3 produced 5.78cm and S13 produced 4.48cm on Skim Milk Agar after 4 days of incubation at 27°C. Fibrinolytic activity was observed; 3.87cm and 1.82cm diameter clear zone on fibrin plate of FH3 and S13 respectively. 18srRNA was done for identification of the isolated fungi with positive fibrinolytic protease. S13 had the highest similarity (100%) to that of Penicillium citrinum strain TG2 and FH3 had the highest similarity (99%) to that of Fusarium sp. FW2PhC1, Fusarium sp. 13002, Fusarium sp. 08006, Fusarium equiseti strain Salicorn 8 and Fungal sp. FCASAn-2. Media composition variation showed the effects of carbon nitrogen on protein concentration, where the decrement of 50% of media composition caused drastic decrease in protease of FH3 from 1.081 to 0.056 and also S13 from 2.946 to 0.198.
